SNWA Rebate 2026: Water Smart Landscapes Incentives in Las Vegas

The SNWA Rebate 2026 continues the Southern Nevada Water Authority’s Water Smart Landscapes program, offering financial incentives to replace traditional grass with desert-friendly landscaping. This program helps homeowners, businesses, HOAs, and multifamily properties reduce water usage, lower maintenance costs, and support long-term conservation efforts across Southern Nevada.

SNWA Rebate 2026 for Residential Properties

Under the SNWA Rebate 2026, single-family residential properties may receive $5 per square foot for grass removed and replaced with desert landscaping for the first 10,000 square feet, and $2.50 per square foot thereafter, per property, per fiscal year (July 1–June 30). Homeowners may complete the project themselves or hire a licensed contractor.

Beyond the rebate, water-smart landscaping offers additional benefits such as lower water usage, reduced maintenance, decreased risk of water waste fees, and improved long-term efficiency. Certain restrictions may apply to well owners, and all projects must meet program requirements.

Additional Rebate Opportunities
Some properties may qualify for extra incentives through local water agencies. The Las Vegas Valley Water District and the City of Henderson offer additional rebates that can be combined with the SNWA Rebate 2026, increasing total savings for eligible conversions.

SNWA Rebate 2026 for Business, HOA & Multifamily Properties

The SNWA Rebate 2026 also provides incentives for commercial, HOA, and multifamily properties converting turf to water-smart landscapes:

  • Functional turf: $3 per square foot for the first 10,000 square feet, then $1.50 per square foot thereafter

  • Non-functional turf: $2 per square foot for the first 10,000 square feet, then $1 per square foot thereafter

Large-scale conversions can result in significant water savings. A typical 15,000-square-foot conversion is projected to save approximately 825,000 gallons of water per year.
